Summer in St. Lucie and Martin County always shifts the rhythm of the market a little.

Buyers who are still out looking right now tend to be serious. The casual lookers move on once school lets out and travel season kicks in. If you are one of the buyers still searching, that works in your favor. Less competition at showings and more room to negotiate.

Sellers, do not assume summer means a slow season. Homes that are priced right and show well are still moving. What sits on the market are the ones priced off current conditions or needing work a buyer can spot from the driveway.

A few things I keep a close eye on across our area: inventory levels in the popular zip codes, how many price reductions hit the market each week, and whether days on market are trending up or down block by block. That local detail is what separates a real answer from a generic online estimate.
