You may think their job is just showing houses and collecting commission, but there's so much more to it than that. Let's dive in and see what a typical day in the life of a real estate agent looks like.
First off, realtors are essentially small business owners. They work for themselves or for a brokerage, and they are responsible for managing their business. This includes marketing, prospecting, paperwork, and communication with clients.
Marketing:
One of the most important things realtors do is marketing. They need to find clients and promote their listings. This can involve creating flyers, hosting open houses, and even using social media to get the word out.
Prospecting:
Realtors are always on the lookout for potential clients. They may cold call, door knock, or use other creative methods to find people who are looking to buy or sell their homes.
Paperwork:
There's a lot of paperwork involved in buying and selling a home, and realtors are responsible for making sure everything is in order. They draft contracts, negotiate offers, and ensure that all the legal requirements are met.
Communication:
Realtors spend a lot of time communicating with clients. They may answer phone calls, respond to emails, or meet with clients in person. They need to keep their clients informed every step of the way, from the initial consultation to the closing of the deal. This includes, staing in communication with the title company handling the closing, buyers loan officer (if financing) and the home inspector.
Showing Homes:
Of course, one of the most visible parts of a realtor's job is showing homes. They work to match clients with properties that meet their needs and wants. This can involve touring homes, answering questions, and helping clients envision themselves living in the space.
Submiting An Offer:
You found "the one" and are ready to submit an offer. We look at home comparables and give feedback as to the list price versus offer price. An offer is prepared and sent to the buyer. Technology makes it easy that documents can be signed electronically. However, befoe you sign, we review the offer with they buyer and answer any quesitons they may have. Once understood and signed, the offer with your pre-approval letter (if financing) or proof of funds (if cash) is sent to the sellers agent. Which they then present to the seller.
Offer Accepted:
The time clock starts! The Realtor makes sure the buyer understands the important timelines. Buyer to
- Submit their Escrow Deposit to the title company.
- Start the loan process with the loan officer/lender.
- Realtor can assist with scheduling the home inspections; which may include, wind mitigation, 4 point, pool, septic, wood destroying organisms (WDO).
- Obtain the loan approval; also known as the Clear to Close.
Negotiation:
Realtors are skilled negotiators. They work to get the best deal for their clients, whether they're buying or selling a home. This can involve negotiating on price, repairs, and other terms of the sale.
Handy Man:
There are many times that we may help with minor handyman tasks. A few of those have been, changing the a/c filter, the lock and even the flapper inside the toilet tank if seller is out of town or the area.
In conclusion, realtors wear many hats. They're marketers, prospectors, paperwork experts, communicators, therapists, home tour guides, and negotiators. It's a challenging and rewarding job that requires a lot of hard work, but the end result is helping people find their dream home or sell their property for the best price possible.
